Tldr: Tim has a few odd experiences in his apartment only to learn he doesn't live alone.

Sometimes, it is easier to have space from everyone at the Manor. It is easier to decompress and take a breather from the madness the manors' halls can sow. That's why Tim got an apartment near Wayne Enterprises' main office.
It was well worth the investment and wasn't bad either. It was a two bedroom, one bathroom, close to the tower, cheap for the area and between him and all his siblings offering to help, secure.
No one would've bat an eye if he just used trust fund money or asked Bruce to pay for it, but Tim wanted to try to do this on his own. After all, he was old enough to vote, might as well act like an adult, and learn to live like it. The arrangement was kind of nice, however lonely too.
And that loneliness is why he didn't immediately call Constantine or some other magic user hero after coming to the conclusion his apartment was haunted. It took an embarrassingly long time for Tim to notice it, perhaps because he doesn't spent as much time here as he thinks he does between running WE and his night job.
The specter seemed harmless enough in Tim's opinion. He first noticed the strangeness when he was certain he left dirty dishes in the sink the night prior only to wake up and find them not only cleaned but put away too. He thought it was just his mind tricking him then so he carried on with his day only feeling uneasy if anything.
The next noticeable sign he was being haunted was when he set his coffee down on his desk and walked away to take a phone call. When he returned, the cup was significantly less and on the opposite corner where he left it. Maybe he mindlessly moved it or drank it while on the phone?
If it was a ghost, kind of rude, but ok, at least they didn't knock it over the case file he was reading.
His final confirmation was finding an envelope on the coffee table with a note and $100 in it.

Not only was his roommate a ghost, but a polite one. Tim was so tired from his night job he didn't even care, just shrugged and decided it was tomorrow's problem and went to bed.

Life series teams I wanna see but they're all drawn kinda poorly
Team Phantom joins the JL (YJL?). Batman wants contingencies for Team Phantom. But Team Phantom are all enablers for each other, and they're teens; thus, a bunch of gremlins.
So, Tucker is in charge of Danny's, Danny is in charge of Sam's and Sam is in charge of Tucker's.
As his friends, even if Danny was scared of becoming the future him, there's no way they'll ever give them The very weakness that could end up really killing him.
Danny doesn't know bc he expects them to give Blood Blossoms, but he'll never harm any of his friends. Embarrass them? Sure. But never hurt them.
So Batman just receives something like:
For Danny:
Buy Fruitloop (Bc in this AU, it's Fruitloop) cereal.
Aim it at him by the handful. He will hiss at it like a cat being sprayed with water. He knows it by scent.
When empty, throw the box at him. He will attack it instead.
He now cat.
Complete with a picture of Danny hissing at a box of Fruitloop that was frozen.
For Tucker:
A recipe book full of vegetarian stuff with a note telling them to force-feed him it. It'll make him beg for mercy. Ban him from meat products. He's a weak, no-muscle dude, so forcing him to eat those should be easy.
For Sam:
"She hates frilly, girly, pink stuff. Use your fastest hero and make her use it. The more ribbons, laces and sequins, the better".

As far as he knows, it really doesn't take that long to get from Point A to Point B, wherever they are.
It's just a quick little jog, after all. He has no idea why everyone is so complainy about it taking forever to get from....well, anywhere. Walking/jogging takes way less effort than people seem to think; it's just so simple! But no one wants to get fresh air or see the city, he guesses.
Like, somewhere down the street there's a cafe that makes great bagels, but no one knows what he's talking about because no one bothers to explore.
Before he had his accident, sure; time seemed to be a swamp to struggle through or not there at all, but after the accident it just kinda set itself right. Now he's almost on time for most things!
The Flashes, however, all know about the out of touch speedster that sometimes zooms through Keystone to get bagels from a specific cafe. He's a little odd, always zoned out, and the only one of them he pays any attention to is Bart, and that's only to say hi.
